This garage was uniquely built to follow city requirements and provide outdoor living space. Building the garage at the level of the home did not meet city requirements. Three hundred and fifty cubic yards of soil was excavated to set the garage into the hill, meeting the city’s requirements. The garage walls and floor were formed and poured. Soil was backfilled around the garage. Because of space constraints a “man” door was not able to be installed. We installed a garage door opener with a battery backup so it could be opened when there was no power available.
The garage and steps to the house are well lit with fixtures and recessed lights set in the concrete walls. The roof of the garage was covered in Gaco flex, a waterproof surface and a Trex railing was installed. This created new outdoor living space that was lost to the garage. The back door to the home would now be used daily so a porch cover, built to match the existing home was installed. The homeowner then took the extra step of having the steeply sloping sides of the property landscaped. We took steps to insure any water runoff would properly drain and installed low maintenance landscaping. Now our homeowner has a secure place to park the car and a great low maintenance outdoor space.
